HIG acquires 40% of the Madrid Content City production hub
The new audiovisual business park is located in Tres cantos (Madrid) and will have more than 140,000 square meters that will be at full capacity in the first quarter of 2023.
Grupo Roots, a company made up of the five companies that develop the project Madrid Content City, takes another step in strengthening its financial solvency thanks to the new alliance between the international investment firm HIG and the company led by Raúl Berdones y Pablo Jimeno. The international investment firm with a presence in the United States, Latin America and Europe is incorporated through a relevant participation through a capital increase in the group dedicated to the construction and development of audiovisual business parks.
Raúl Berdonés, president of Roots Real Estate, emphasizes that "HIG's entry into the capital represents a reinforcement of the confidence of the path undertaken by Roots Real Estate in its efforts to launch a business park like this. A production center that was born in a favorable scenario for the Spanish audiovisual industry, converted into an international benchmark thanks to the global success of fiction. This alliance is, in addition, a financial recognition both for the consolidation of the group and for the achievement of future projects in Spain and Latin America”.
"We are very satisfied with the alliance with Grupo Roots to promote the development of Madrid Content City and take advantage of the opportunities in a sector, audio visual, that will continue to experience strong demand for content production thanks to the global success of fiction. We thank Roots Real Estate for the trust placed in HIG and we are convinced that the established alliance will allow us to continue growing together in the professional management of audiovisual spaces," says Esteban Caja Samboal, head of HIG Real Estate in Spain.
Thanks to this agreement, Roots strengthens the development of the largest audiovisual production hub in Europe, whose facilities will occupy more than 140,000 square meters. Each of the five companies will develop one of the phases of this ambitious project, which will bring together 12 studios, three office buildings with more than 10,000 square meters, a university for 7,000 students, a student residence with more than 250 beds, five restaurants, eighteen auxiliary warehouses, a commercial area of 4,000 square meters, a service station, complementary services and an auditorium.
The largest production hub
Currently, Madrid Content City it is already in operation its first phase, a total of 22,000 square meters which houses five studios completely completed and in operation (three of 1,200 square meters and two of 1,500 square meters each), office buildings, a post-production center and an auditorium, and where one of the most important platforms in the world is located producing its content in Spain, in addition to the facilities of the Secuoya group itself.
In your second phase, with more than 45,000 square meters, expands the number of sets to reach ten. In this way, a new set of 2,000 square meters and four of 1,500 square meters each are currently being built. Likewise, eighteen auxiliary warehouses, parking spaces with all their complementary services and an area of 2,500 square meters for restaurants and leisure are included, which will begin to be operational in September 2021. This second part of the project will be fully completed in the second quarter of 2022.
Likewise, the phase III works, a total of 69,000 square meters, dedicated to the construction of a university campus led by Planeta and which will accommodate 7,000 students. Likewise, this space dedicated to the university will include different auxiliary services such as a student residence with more than 250 beds, three office buildings, a commercial area, a service station and restaurants and two fully equipped production sets of 1,200 square meters each, which complete this ambitious business complex.
Once all phases are completed, they will turn the Tres Cantos complex into the second largest production center in Europe, only after Pinewood (UK). Training, industry, companies, commerce and all necessary services for people who work or study there will converge in Madrid Content City, positioning it as the epicenter of industry and business development.
The Tres Cantos complex will also be a benchmark in Europe and the United States thanks to its next generation connectivity, the use of renewable energies and complete integration within the urban area, respectful of the environment. In this sense, it is important to highlight that all studios will have fiber optic connections, which will ensure the workflow in 4K HDR.
With the entry of HIG, Roots will have the necessary resources to continue developing complexes with similar characteristics not only in Spain, but also in the rest of Europe, Latin America and the United States with a view to becoming one of the main players in the management of audiovisual business parks.
